Pat Junction - Dov Hoz

A mixed-use urban complex with residential, commercial and public buildings 

The project in Pat Junction, currently in the early stages of construction, is situated on one of Jerusalem’s key intersections, next to the Gazelle Valley Park and the future light rail station. The project is being built for Azorim LIVING, in partnership with Migdal Insurance Company. 

 The project includes two 30-storey residential towers with a total of 280 apartments, alongside two 9-storey mid-rise residential buildings containing 70 apartments. All residential units are designated for long-term rental and will be built above a shared six-level underground parking garage.

The project will also include approximately 3,500 sq m of commercial space, as well as public complex for the Jerusalem Municipality, including three daycare classrooms, two kindergartens and a synagogue. In addition, the project includes extensive infrastructure and landscape development works, featuring public open spaces, pedestrian paths and walkways that will connect the neighborhood to Gazelle Valley Park and the Jerusalem Light Rail. 
As part of the project, Ashtrom Jerusalem is carrying out the structural works, finishing works, building systems installation, infrastructure works, landscape development and internal roads, while maintaining close coordination with existing infrastructure.

Construction is taking place in the heart of a dense urban environment, creating complex logistical challenges due to heavy traffic and the presence of existing buildings. The project also requires ongoing coordination with multiple stakeholders, including the Jerusalem Municipality, infrastructure companies, the Jerusalem Light Rail, and other contractors that carried out preliminary works on the site.

The complexity of the site requires careful planning of every stage of construction and strict adherence to a demanding schedule, while maintaining the highest standards of safety, quality, and operational continuity throughout the project.
