A Mixed-Use Project Near the Beach Strip
The Blue & The City Tower stands 35 stories tall at the intersection of Herzl and Jabotinsky Streets in Lev Bat Yam, just 400 meters from Bat Yam's coastal strip. As part of an urban renewal initiative, this evacuation project (Pinui - Binui) involves demolishing an old building with 24 housing units and replacing it with a modern tower featuring 137 residential units.
As part of the tower's integration into the urban space, the project features a mix of uses, including 31 residential floors, a commercial floor at street level, and 3 office floors, two of which will house a general health fund. The building will rise above a 6-level underground parking constructed using the top-down method and will be entirely covered with curtain walls and dry cladding. Amenities for tenants include a private fitness club, a tenant room, a private pool on the penthouse floor, and extensive environmental development to enhance the surrounding area.
The mixed-use nature of the project, combining residences, offices, and commercial spaces, presents significant implementation challenges for the fieldwork teams, as it requires the integration of diverse systems that must adhere to varying standards. Additionally, the site's partial submersion in groundwater and its proximity to the coastal strip make it a particularly complex engineering challenge. The tower's location near other buildings and its close proximity to the Light Rail further complicate logistics, demanding careful organization of space and access routes in the heart of busy, crowded streets.
